Craig road constructions 2008

Work planned for Craig and I-15 Nevada Department of Transportation is building a bridge over the active railroad tracks on Craig. for people who live in North Las Vegas, this is good as trains travels the road that often bring heavy traffic on Craig several times a day. The cost will be $34 million, and it will be finished by mid 2009.
The I-15 north widening project is underway, the interchange will be rebuilt to add lanes from the Spaghetti Bowl.

Associations uses proxies to achieve quorum requirements

Associations often have difficulty obtaining a quorum for member meetings. A quorum is a number of members who must be present at the meeting in order to conduct business. Usually, the bylaws to the association will provide the quorum number, expressed as a percentage or a fraction of the total number of members. One way to increase the likelihood of achieving a quorum is by proxy use. Proxy is a piece of paper signed by a member that given to another person (the proxy holder) so that the proxy holder can attend the meeting in place of the member.




Foreclosures could causing HOA fees to go up

Home owners could Pay $5-10 more per month for homeowners' association fee.

It could be an example of how foreclosures are causing more peripheral problems. Tim Larson with the Community Association Institute, which represents HOAs across the country, says associations often raise fees to offset a loss in collection.

"When we have a number of owners who are not making their maintenance fees each month, everyone else has to contribute in order to cover the costs, so everyone has to pay more in their maintenance fees," said Larson.

"It affects their bottom line, it affect the income that's necessary to pay the water bills, the electric bill and to mow lawns and so on," said Larson.

Larson estimates that only 2 to 5 percent of the HOAs in the metro area are raising fees with foreclosures as one factor. He emphasizes that many considerations go into the process of raising fees and predicts that this is a temporary trend. Homeowners like Bochmann hopes that prediction holds true.

This year's foreclosure filings in the metro are expected to eclipse the filings in 2006, which set a new record.
